Refit turned our outdated bathroom into a stunning modern space. The quality of work was excellent, and the team was incredibly professional from start to finish. We love our new bathroom and would definitely use Refit again!

What taxes are there on real estate purchases in Croatia?
Generally speaking, buyers pay tax of 3% of the agreed purchase price or market price based on the assessment of the tax administration. Sometimes, the 3% tax isnt payable, for example, when you are buying a newer real estate investment that is less than two years old; in that case value added tax is payable. There are also other exemptions available, for which it is best to seek legal and taxation advice that we can arrange for you if needed.
What taxes are there on the sale of estate in Croatia?
If you sell real estate within 2 years of purchasing, you will have to pay capital gains tax of 20% on the gain. After two years of owning real estate, no capital gains tax is payable. As a foreigner, the rules are slightly more complicated than for residents as all contracts need to be registered with the local land registry.
As a foreigner, can i buy real estate in Croatia?
It all depends. There are certain rules for European Union citizens that make it easier for them to buy real estate in their own name. Depending on your circumstances, you may need to set up a company in order to purchase. We can help coordinate the investment in this circumstance. Members of the Croatian diaspora who have citizenship are treated the same as domestic citizens. Otherwise, if you don't have citizenship, you are usually treated legally as foreigners and standard rules for foreigners apply. In any case, if you have concerns, we suggest you speak to one of our preferred lawyers.
Who prepares purchase agreements when I decide to buy?
Agreements to buy real estate are prepared by qualified Croatian lawyers. We have preferred providers who understand how we work and the level of due diligence that we expect to be done for each of our clients. Before agreeing to purchase, a detailed analysis ensures that the asset is free from hidden debts, that the building is properly registered for use, that there are no ownership disputes and that it is legally transferable to you.
Do I need a residence permit to buy property in Croatia?
No, a residence permit is not required to purchase real estate in Croatia. However, owning property does not automatically grant you residency either. If you intend to spend extended time in Croatia, we can assist you in understanding the visa or available residency options
Can I buy land in Croatia and build a house?
Yes, but it depends on zoning laws and your citizenship status. EU citizens generally have more access to land purchases than non-EU citizens. If you 're planning to build, we can ensure the land is zoned for construction, assess zoning rights, utility connections, parcel access rights and other due diligence steps and connect you with preferred architects, contractors, and legal professionals as required.
Is financing available for foreigners buying in Croatia?
Yes, however, Croatian banks have stricter rules for lending to foreign non-residents, they still do. We can refer you to registered mortgage advisers in Croatia if you need one.
What are the risks of buying real estate in Croatia?
Risks include overpaying, hidden ownership issues and legal risks, existing outstanding debts on a real estate asset, amongst other risks. We can perform detailed due diligence and engage with legal professionals to do the necessary hecks to minimise these risks before you commit capital.
Can I buy property remotely from abroad?
Yes — with a clearly defined and notarised power of attorney, your trusted legal professional can manage the entire transaction for you, including inspections, paperwork, translations and legal coordination. We can provide you with updates and manage the relationship across the entire process.
